Servicing your foundation

Sometimes you do not need a new foundation, but you have breaks in your foundation due to prior earth movement, age or even poor drainage. Left unchecked and uncorrected, these breaks in the foundation and stem wall can lead to additional cost and, in many cases, pose a risk to your structure. At Julian Construction, Inc. we can repair the cracks often with a strap, epoxy injection or a pad known as an underpin, making yours a safer home.

Foundation Replacement

Preserving your home

There are many good reasons for foundation replacement. Some homes were built without a concrete and steel foundation, while others were made of un-reinforced masonry, that of brick or stone. In some cases, the original concrete was made of poor quality materials or has been badly deteriorated over the years. In most cases you can live in your home while Julian Construction, Inc. installs your new foundation, and we also offer 0% interest, if you need to finance your replacement.

House Leveling

Restoring your home

As retrofitting is a science, house leveling is an art. Many homeowners live with sloping floors, doors that won’t open and cracking walls. Most floors can be leveled and returned to their original position. This work can be completed in a structurally sound manner, making yours a safer home.

Earthquake Retrofitting or House Bolting

Preventing earthquake damage

This is the process of attaching a house to its concrete foundation using foundation plates and anchor bolts. California is "earthquake country" and we who live here should be aware that the up-and-down and side-to-side motion of an earthquake can shake an unbolted house off its foundation.

We specialize in foundation bolting and the bracing of cripple walls (short stud walls between the floor and foundation of some houses) by using structural-grade plywood which, if needed, provides greater resistance to earthquakes. These steps, along with properly tying the floor system down with approved framing anchors, will make yours a safer home

Needed support for too much load

There are various reasons for foundation underpinning, including to support the additional loads of a second-story addition. In some cases the existing foundation has settled or rotated at certain points and in other cases the interior configuration is modified, resulting in the removal or change of load-bearing walls. It should be noted that each foundation underpinning is unique and should be designed by a professional engineer or an architect. We can review plans or obtain the engineering necessary for your project and complete the repair.

Broken Slabs

Put your slab & footing back in order

Some cracks in the slab can be repaired in a very simple manner and do not require a foundation expert. But in the situation where experience is needed, Julian Construction can check the condition and help put your slab footing back in order.

The following are some symptoms to look for in determining if you have a broken slab:

  • Stretched or buckled linoleum flooring
  • Unlevel floors
  • Broken floor tiles
  • Bumps in carpet
  • Cracks around windows and door frames
  • Sloping floors
  • Domed floors in center of room
  • Sticky doors or windows that are difficult to open and close.

Caissons and Grade Beams

Reinforce your hillside property

If you have a hillside property or if a soils condition or some other circumstance has created the need for caissons, then Julian Construction can help. Grade beams, part of a foundation system which supports the exterior wall of the super-structure, can be constructed to further reinforce the structure.

Retaining Walls

Protection for your property

Whether you are looking for an engineered retaining wall or a wall not needing special engineering, Julian Construction can help. We can assist in making the right decision for your home and save you money in the process. We can handle the project from start to finish.

Safeguard against the impact of water

The installation of proper drainage systems surrounding the structure provides a safeguard against the impact of water accumulation and flooding during the rainy season. Soil erosion and shifting can be prevented.

Stucco and Drywall

Fixing the surface of your home

Long known for its versatile appearance, ready availability, and durability, Portland cement plaster remains a popular finish for many buildings, from commercial to residential. However, damage can occur whether on older installations or poorly installed newer ones. Installation or dismantle of drywall, plaster repair and stucco repair may be needed as part of a leveling or foundation replacement project.

Julian Construction is capable of providing complete professional services for a wide variety of project types and sizes at very competitive rates.

Replace when its time

Many homeowners allow too many layers of roof on their home. These layers of roofing add additional weight, causing sagging and broken wood members. By proper removal, repair and shearing of the roof you make your home safer, and by installing a roof that will last, you can avoid water intrusion along with the dry rot and the molds associated with water intrusion.
